Sugar Hill offers more sporting opportunities - this time for
tennis enthusiasts. Backed by tennis player David Lloyd, the
development offers courts, a clubhouse and communal pool; it
will comprise 46 townhouses priced from US$530,000, and 28 villa
plots costing anywhere between US$220,000 and US$800,000 for
the plot alone. Paddy Dring of UK selling agent Knight Frank,
estimates roughly the same again is needed for construction.

Romantics who are neither sportspeople nor compulsive beach
bums - and who have a spare US$1 million or more - might well look
inland, towards the island’s stock of historic plantation
houses. Be warned - many need quite a lot of work to restore them
to their former glory, though not necessarily. For example, Byde
Mill in the parish of St George is a handsome classic coral stone
plantation house in four acres of gardens, fully renovated and complete
with its own pool. It’s on the market at US$1.5 million through
Hamptons International. As a rule of thumb, Harry Manning says that
even a relatively small property near the west coast will cost at
least US$1 million.

“But if you head further east towards the east coast you
could pick up something similar for a third of the price.” In
comparison with rambling isolated houses, the smart ‘community
lifestyle’ schemes clearly have various advantages for international
purchasers - and they are the easiest, most affordable way to buy
into a slice of paradise. Yet there is a kind of sterility about
them - inside those security gates, you could as easily be in Florida
or southern Spain as in the heart of the Caribbean. Perhaps that
doesn’t matter, provided the climate is perfect and every
creature comfort is to hand - it depends what you’re looking
for from Barbados.
